VA Home Loans
I help veterans, active-duty service members, and eligible spouses across the Upper Peninsula use their VA home loan benefit — zero down payment, no monthly mortgage insurance, and some of the best rates available.
Who qualifies for a VA loan in Michigan?
Veterans, active-duty service members, National Guard and Reserve members with qualifying service, and some surviving spouses. I'll help you confirm your eligibility and obtain your Certificate of Eligibility.
Can I use a VA loan for a rural property in the Upper Peninsula?
Yes — VA loans work great for rural UP properties. The home must meet VA minimum property requirements, which I review with you before we order the appraisal so there are no surprises.
Can a VA loan finance a log cabin?
Often yes, as long as it's your primary residence and meets VA property standards. Log homes get extra appraisal scrutiny, so talk to me before you write the offer — I know what VA appraisers flag.
What credit score do I need for a VA loan?
The VA itself doesn't set a minimum credit score, but most lenders add their own cutoff. I work with VA lenders that go down to 500 FICO, so don't count yourself out — call (906) 362-5533 and I'll check.
What is the VA funding fee?
Most borrowers pay a one-time funding fee (currently 2.15% of the loan for first-time use with zero down), which can be rolled into the loan. Veterans with service-connected disabilities are exempt.
